High Country Real Estate Sales Report June 2024

High-Country Real Estate Market Overview:

In June, the real estate market in Alleghany, Ashe, Avery, and Watauga Counties remained strong, with a total of 171 closed sales for single-family homes and condo/townhouse properties. The combined sales amounted to $104.5 million, with a median sales price of $471,461.

National Overview:

According to a recent report by the National Association of Realtors®, June 2024 saw 3.89 million units sold nationwide, with a median sales price of $426,900 and 4.1 months of inventory. The median sales price increased by 4.1% year-over-year, while inventory rose by 1.0% compared to June 2023.

Local Inventory:

Alleghany, Ashe, Avery, and Watauga Counties had 812 active listings for single-family homes and condos/townhouses in June, with 320 new listings coming onto the market. This represents a 4.7 months’ supply of inventory, a 50.0% increase compared to the same period last year.

Land Listings:

There were 1,512 active land listings across these four counties in June, representing a 23.3 months’ supply of inventory.

Commercial Properties:

The High-Country Multiple Listing Service reported 63 commercial properties listed. Ashe County recorded two commercial sales totaling $869,000, while Watauga County had one commercial sale at $792,778.
